To CLT, 435-King is all about revitalizing the community. Three key objectives are integrated into the project design:

  • Redevelop an underutilized site to create a high-density mixed-use development with newly created residential units, expanded business, modernized office spaces, as well as integrated amenities to residents and businesses.
  • Connect to the major transit corridor, enhance accessibility, and further integrate the area into the surrounding cities.
  • Create a modern and appealing architectural design with façades on all sides of the four tower buildings that surround a podium, as a site anchor with rooftop space and gardens for residents and business tenants.

435-King is ideally located in the major transit hub of the region. The project land is on the west side of King Street, a major regional road with direct access to the City of Waterloo and the City of Kitchener. On the southwest of the project is Weber Street, also a major regional road that provides a quick connection to Uptown Waterloo and the Central Business District in the city.

435-King has a quick access to Highway 85 from King Street North while the ION LRT (the regional rapid public transit service) Station at Conestoga Mall is only 1km to the north. Thanks to the nearby ION Station and the transit hub at Conestoga Mall, the project lands are proximate to public transit services on the two major regional roads, King Street and Weber Street, including a transit stop immediately adjacent to the lands at the intersection of King Street and Blue Spring Drive.

That makes 435-King a midpoint of the transportation network of the region.
